Tenanted education site offers big upside

A fully leased commercial property at the centre of New Lynn’s metropolitan centre is being offered to the market, combining secure long-term income with zoning that supports intensive mixed-use redevelopment in one of West Auckland’s most connected growth corridors, Bayleys brokers say.

Bayleys Auckland Metro director Stephen Scott, together with colleague Craig Smith, is marketing the freehold property at 3033-3035 Great North Road for sale by deadline, closing at 4:00 pm on Thursday, 30th October 2025 (unless sold prior).

The circa 1,290sqm standalone commercial premises occupies a 2,061sqm (more or less) freehold site with Business – Metropolitan Centre zoning and a 72.5 metre height allowance, providing one of the most versatile redevelopment platforms across Auckland’s western precincts.

The multi-level property is currently leased to a long-standing tenant, New Zealand School of Education (NZSE), returning $447,642 per annum plus GST and outgoings on a 10-year lease to April 2030. The tertiary education provider, operating across Auckland and Waikato for two decades, has been in occupation since 2005.

Scott says the strength of the tenant, together with the property’s underlying landholding and zoning fundamentals, offers flexibility and long-term value capture for investors and developers alike.

“The site provides a balance of reliable cash flow today and significant redevelopment potential tomorrow. It is exceptionally well-located in a suburb experiencing high-profile, rapid transformation, supported by strong amenities, transport links, and proactive planning settings.”

Situated within walking distance of Lynn Mall, New Lynn train station and bus interchange, and major arterial routes including the Southwestern Motorway and State Highway 16, the location provides efficient connectivity to Auckland’s CBD, the Airport, and surrounding employment hubs.

The Business - Metropolitan Centre zoning supports a wide range of future uses, including commercial, retail, leisure, and high-density residential, reinforcing New Lynn’s role as a key growth node for urban intensification.

Bayleys Northwest director, Craig Smith, says the site’s scale and road front exposure to Great North Road further enhance its suitability as a landmark redevelopment.

“This combination of accessibility and planning flexibility positions the asset for enduring relevance. New Lynn is one of Auckland’s most strategically positioned growth areas. As the city expands westward, this corridor is seeing steady uplift in land values and demand from mixed-use developers.”

“It is a fundamentally sound asset that combines favourable zoning, scale, and the ability to leverage significant recent investment in local infrastructure, elevating its suitability for future redevelopment.”

The brokers say the area continues to attract investment in transport and amenity, with projects designed to accommodate sustained population growth and commercial expansion. “For purchasers, that adds a layer of long-term confidence underpinning both current income and capital appreciation prospects.”

“Standalone assets with robust income profiles and zoning that supports vertical expansion are increasingly scarce. This property offers investors the ability to participate in that next cycle of growth on their terms - while maintaining reliable returns in the interim.”
