Taupō land lots in new eco-park wired for growth

A limited release of 11 industrial land lots within one of New Zealand’s most forward-thinking business parks presents a compelling opportunity for investors, developers, and owner-occupiers looking to capitalise on Taupō’s central location and the region’s accelerating growth, Bayleys brokers say.

Bayleys Taupō’s Gary Harwood is marketing freehold lots 6, 7, 9 ,11, 12, and 14-19 at 887 Rakanui Road, which forms part of the He Ahi Eco-Business Park, for sale by tender, closing at 12:00pm on Wednesday, 21st May 2025 (unless sold prior), alongside colleague Lisa Christensen.

Harwood says the lots offer rare freehold land ownership within an evolving industrial ecosystem, strategically located to benefit from Central North Island’s infrastructural uplift and population growth.

“Sitting within the Centennial Industrial Environment, a well-established zone just six kilometres from Taupō’s CBD, and moments from the East Taupō Arterial route (State Highway 1), the location provides unrivalled connectivity to key centres across the North Island.

“Location aside, He Ahi is more than simply an industrial subdivision – it represents a shift in how we think about industrial development. With nearby access to renewable geothermal energy, a strong environmental ethos, and the backing of Iwi-led development through land trust collective Te Pae o Waimihia, it’s creating an innovative blueprint for sustainable industrial activity,” he says.

The He Ahi development spans four stages, with selected lots across the wider park gaining access to geothermal heat via an exclusive supply arrangement with Contact Energy. While the 11 lots for sale do not include this direct geothermal access, Harwood says they stand to benefit from the ‘halo effect’ of proximity to the clean-energy initiative.

“Being adjacent to this pioneering development puts businesses in a community of like-minded operators, where clean energy, environmental stewardship, and future-focused growth are embedded in the development’s DNA. That’s increasingly appealing to tenants, shareholders and customers alike.”

The Taupō region is undergoing a period of significant investment and expansion, fuelled by large-scale development across the Central North Island, government investment in roading infrastructure, and economic recovery indicators.

Demand for industrial land remains high, with limited availability in key centres, focusing further on emerging regional hubs.

Bayleys Taupō broker Lisa Christensen says Taupō’s central location and improving road networks make the site ideal for transport, logistics, and distribution operators, as well as manufacturers or service businesses seeking a high-growth location.

“With profile to State Highway 1 and access to arterial routes towards Rotorua, Hamilton, Bay of Plenty and beyond, these sites offer a strong strategic base. The wide range of lot sizes also supports flexibility in development – whether businesses are looking to construct new premises for occupation or investors are seeking future-proofed, purpose-built leasing assets.”

Specifications for the individual sites are as follows:

  • Lot 6: 17,200sqm (more or less)
  • Lot 7: 3,222sqm (more or less)
  • Lot 9: 5,222sqm (more or less)
