Takanini kiwifruit packhouse investment for sale

kiwifruit sales are sharpening the investment case for the infrastructure connecting orchards with consumers, as one of Auckland’s two dedicated post-harvest kiwifruit facilities comes to market.

Takanini packhouse offered for sale by deadline

Bayleys Capital and Metropolitan Markets director Layne Harwood, together with colleague Sunil Bhana, is marketing the property at 149 Phillip Road, Takanini for sale by deadline, closing at 4:00 pm on Thursday, 26th November 2026 (unless sold prior).

More than $1 million in annual net income

Fully leased to an established operator, the complex returns more than $1 million in net income a year, with contractual rent reviews built in. It also serves a wide catchment, from northern Waikato to Northland.

Specialist facility spans 1.16 hectares

Occupying 1.16ha (more or less) of freehold land, the property comprises approximately 7,223sqm of floor area, plus a manager’s residence. Auckland Pack and Cool, a subsidiary of Mount Pack and Cool, has operated from the site since 2006.

Harwood says rising fruit volumes are placing greater demands on facilities that prepare and preserve crops for export.

“Orchard production needs a coordinated post-harvest network to reach international markets in saleable condition. This facility performs that function across a northern catchment, giving it significance beyond its physical footprint.”

Record kiwifruit sales support sector outlook

Zespri, the world’s largest marketer of kiwifruit, reported record global fruit sales of $5.9 billion in its 2025/26 financial results, with volumes reaching 248 million trays, compared with almost 221 million the previous year.

Harwood says sector growth and a limited pool of comparable assets strengthen the property’s investment credentials.

“With only two dedicated post-harvest kiwifruit facilities in Auckland, buyers have limited opportunities to acquire an asset occupying this position in the regional supply chain. Its appeal lies in the combination of specialist infrastructure, an established grower catchment and an experienced tenant.”

Lease structure provides long-term income framework

The property generates net annual rental income of $1,033,056 plus GST and outgoings, following its May 2026 review. The lease runs until 30 April 2033, with two further five-year renewal rights that could extend occupation to April 2043.

Two-yearly CPI reviews and five-yearly market reviews provide mechanisms for rental growth. Outgoings and maintenance are the tenant’s responsibility, including maintenance of the landlord-owned core plant and equipment.

“The lease provides a defined income framework for private investors, family offices, syndicators and managed funds seeking exposure to agri-sector infrastructure,” says Bayleys Capital Markets – Industrial and Logistics director Sunil Bhana.

“The tenant’s two decades on site and integration within the Mount Pack and Cool group are important considerations when assessing the covenant and the facility’s importance to its regional operations.

Packhouses, cool stores and controlled-atmosphere rooms

Originally developed around 1990 and progressively expanded through to 2017, the complex includes two packhouses, five cool stores, five controlled-atmosphere rooms, plant rooms, offices, amenities and connecting canopies.

The level site has three vehicle crossings, separate staff and visitor parking, bin storage and perimeter truck access, allowing deliveries and dispatch to be managed separately from staff and visitor vehicles.

Takanini location supports freight and grower access

Located off Mill Road, near Southern Motorway connections, the property is zoned Rural – Mixed Rural, which provides for rural production and compatible associated activities.

“The Takanini location provides access to the northern growing regions and motorway links for onward freight movements. Bringing packing, cooling and storage together on one site reduces the need to transfer fruit between facilities, helping coordinate seasonal volumes and maintain the cold chain,” Bhana says.

“Access to growers, an urban workforce and transport connections supports the day-to-day operation. For investors, those practical advantages reinforce the property’s role in servicing an expanding export sector.”
