Resort-style living at Tauranga’s flagship address

Tauranga has spent the past decade growing up. Now it’s stepping up, say Bayleys Projects team, who are marketing Elizabeth Towers, the landmark new residential release at Thirty Eight Elizabeth.

Positioned at the gateway to Tauranga’s resurgent CBD, the Towers deliver something the city - and arguably, New Zealand - hasn’t seen before: a fully realised vertical neighbourhood that pairs resort-style amenity with absolute urban convenience.

Bayleys salespeople Sherryl Todd and Ashlea Pead are marketing homes within the development for sale, comprising 96 apartments across two architecturally designed residential towers and a collection of 23 garden villas, rising above Tauranga’s newest dining and retail precinct.

“Residences are elevated above the city bustle with fantastic views to the Tauranga Harbour, iconic Mount Maunganui, and Kaimai Ranges. For downsizers and early retirees, professionals, and those seeking low-maintenance lock-and-leave living, a place in this community represents security, quality, and enduring enjoyment in the country’s fastest-growing region,” Todd says.

Designed with the discerning buyer in mind, every home - whether one, two or three bedrooms, an upper-level apartment, or garden villa - has been shaped around light, outlook and privacy.

Todd says that high ceilings, natural textures and expansive decks frame exquisite Bay views. “Every single residence commands a view - the hero of each living space. Interiors are finished with a warm, coastal palette of sandy tones and brass accents - a deliberate intersection of Tauranga’s beach culture and its evolving urban character.”

Kitchens feature European porcelain benchtops, Fisher & Paykel appliances, and integrated storage that feels inherently bespoke.

However, Bayleys Tauranga’s Ashlea Pead says amenity is where Elizabeth Towers move from ‘luxury apartments’ to a complete lifestyle offering.

“Residents gain exclusive access to the Sky Garden, a private podium-level retreat with extensive landscaped grounds, a resident-only lounge with kitchen facilities, and various entertaining zones for exercising and outdoor enjoyment.

“A 15-metre Italian-made swimming pool and spa sit alongside loungers and outdoor shower facilities, while a residents’ lounge offers flexible spaces for work, meetings, social gatherings or private screenings.

“The high-spec Technogym fit-out means wellness is available on-site without ever leaving the building, in addition to on-site building management, dedicated basement parking with number-plate recognition, private storage and efficient vertical circulation via high-speed Schindler lifts.”

For active downsizers and those approaching early retirement, single-level lock-and-leave apartment security offers freedom without forfeiting independence. Equally, professionals and executives enjoy the combination of private facilities and a walk-everywhere location, supporting modern hybrid working.

“The location cannot be understated,” says Pead. “The Towers sit above a new flagship Farmers department store and a curated hospitality and retail precinct which includes one of the city’s most popular new eateries, Picnicka Bar & Grill.

“Step out and you’re in Tauranga’s city heart - with waterfront dining along The Strand, art and culture at the Art Gallery, green space at Memorial Park and Wharepai Domain, and access to the region’s spectacular golden-sand coastline.

“At the same time, Tauranga Airport is minutes away, and the city sits within the centre of the country’s Golden Triangle growth corridor, linking Auckland, Hamilton and the Port of Tauranga - an economic engine powered by logistics, horticulture, trade and tourism.”

The launch of Elizabeth Towers comes at a turning point for the residential market. Following a challenging period for residential development nationally, conditions have shifted in favour of purchasers who value quality and timing.

Bayleys National Director - Projects, Suzie Wigglesworth, says across New Zealand, borrowing costs have eased as mortgage lending rates trend lower, with major lenders sharpening fixed-rate offers and policymakers signalling support for renewed consumer activity.

“Elizabeth Towers is not speculative off-plan buying. The Towers are complete; the amenity is built. The standard is visible, tangible. Purchasers can see for themselves - walk the Sky Garden, stand in the kitchen and experience the views. In a market becoming more selective, the ability to ‘feel’ is a decisive advantage.

“The Towers are, in every sense of the word, flagship. A statement where Tauranga is going next, and an invitation to live at the centre of it,” she adds.
