Remuera legacy building could be just what the doctor ordered

A refurbished commercial character building on the high-profile corner of Remuera Road and Dilworth Avenue at the beginning of "medical mile" leading down to Newmarket, is for sale with vacant possession.

Most-recently home to a boutique real estate business, the building at 2 Dilworth Avenue was built in 1896 and is understood by the vendor to have originally been the Remuera Hall.

The circa-981sqm freehold corner site is zoned Residential – Mixed Housing Suburban and is consented for office use. The 453sqm masonry building has a twin gabled façade, with many period, architectural features retained following a comprehensive refurbishment project led by Parnell-based Abri Architects for the real estate operator in 2012. The building has been seismically strengthened to a bankable 101 percent new building standard rating, equivalent to Grade A-plus.

The original joinery has been rejuvenated with toughened soundproof glass installed, and a full-height glass door leads into a light-filled central reception area. Architecturally, the interiors feature exposed original brickwork and variegated concrete walls, original timber beams and rafters, and concrete columns. The space is configured as a combination of open areas and built-in offices, with a central staffroom with modern kitchenette, bathroom facilities and two data rooms.

Dividing walls are mostly non-weight bearing providing flexibility and reconfiguration possibilities for a new owner.

The property has two visitor car parks at the front entrance, with 11 further car parks on the south side, some stacked, and accessed from Dilworth Avenue, and there is rear access to the building.

Damien Bullick and Alan Haydock of Bayleys Auckland Metro team, are handling the sale with tenders closing 13th May 2025, unless sold prior.

With the property available for immediate occupation, Bullick says owner-occupiers looking to cement a presence in a highly sought-after location will see value in the offering.

“The property blends classical proportions with a genuine industrial edge and has a commanding look and feel.

“The building provides options for a turnkey statement office, or potentially medical or showroom use. The immediate neighbourhood is favoured by leading private healthcare and medical providers, and other professionals, with this property offering bespoke, classy premises with a point of difference.

“It could suit a financial services business, an art gallery, interior design showroom, or a private beauty or medical facility. There’s inherent adaptability in the way the premises could be laid out and the generous carparking is ideal for both clients and staff.”

Haydock says value could also be seen by a local investor looking to acquire a distinctive commercial asset in a leafy suburb renowned for its enduring and timeless older buildings – particularly as money in the bank is losing appeal due to declining term deposit returns.

“Commercial property in Remuera always attracts attention as the fundamentals stack up. It’s a convenient location close to Newmarket, motorways and public transport links, and is well-served by the thriving Remuera Village.

“There’s minimal vacancy for commercial space in the Remuera catchment and given the flexible layout, this building is likely to resonate with occupiers wanting something a little different from the norm.

“Another alternative that could be pursued is residential conversion, which the site’s Residential – Mixed Housing Suburban zoning overlay supports. The bones of the building are excellent and with a bit of imagination, could convert to a comfortable and characterful home.”
