Premium lifestyle sections overlook Hawke’s Bay wineries

Magnificent views overlooking vineyards and wineries within the highly-awarded Gimblett Gravels district of Hawke’s Bay are on offer with the release of 14 elevated lifestyle sections.

The sections comprise the first two of five stages completed in the Limestone Hills lifestyle development located along the top ridge of Roy’s Hill, just over 10 minutes west of Havelock North.

Bayleys agent Tim Wynne-Lewis says titles have been issued for all 14 sections in this unique offering. Each section comes with electricity and internet to the gate, plus a level building platform ready for construction of a new home to enjoy the views.

Entry to this premium lifestyle development is through a secure electric gate and up a 7m wide, 2.5km sealed road to the summit of Roy’s Hill to where the sections in the first two stages are set among extensive planting already completed.

“The views from all the sections are spectacular, looking over the patchwork of vineyards, right out to Te Mata Peak and Havelock North,” says Wynne-Lewis.

“Some of the upper-level sections have panoramic, 360-degree views including glimpses of the Norfolk pines that mark the coastline along Marine Parade in Napier. It really has been finished to a very high standard,” he says.

Ranging in size from 2750 to 3625 square metres, each section has been thoughtfully sited to nestle into the hill side, maximising privacy from immediate neighbours. All the sections have their own entrance off either the main road or 4m-wide sealed ‘feeder’ roads that run off it.

Wynne-Lewis says covenants are in place to protect the integrity of the development, covering the choice of colours, lighting and building types.

“The covenants are not onerous but do provide certainty to buyers about the standard of buildings able to be constructed on each section. For instance, transportable homes are not allowed,” he says.

Vendor Gavin Yortt says he purchased the original farm in 1999 with the intention of developing a farm park with lifestyle properties sited to capture the amazing views over the surrounding countryside, all in a safe and quiet setting.

“Apart from Te Mata Peak, it’s the only elevated land in the wider Hastings area. The sections sit at about 130 metres above sea level and each one has incredible views over farmland, the sea, the river or the ranges,” he says.

A lot of planning and extensive ground works went into siting and creating each section to ensure privacy from immediate neighbours and provide a building platform ready for construction of a new home.

“The sections are a good size, but also manageable, and the views are unobstructed by fences because they are tucked below the edge of each site,” he says.

A further three stages are planned for the development over the next few years, bringing the total number of sections to 35.

Wynne-Lewis says the proximity to Havelock North, and both Hastings and Napier, is expected to be a strong selling point.

“Havelock North is not much more than 10 minutes away and it’s a very easy commute to Napier or Hastings too,” he says.

Limestone Hills is just 20 minutes by car from Napier airport and a five-minute drive from the world-renowned Hastings Golf Club at Bridge Pa, offering keen golfers the chance to enjoy their favourite pastime only a few minutes from home.

“Whether you're drawn by pristine beaches, top-tier golf courses, world-class wineries, or the local Bridge Pa aerodrome for aviation enthusiasts, everything is just a short drive away,” he says.
