Development site amid Drury population boom

A substantial Drury landholding is up for sale, ripe for intensive residential development in a fast-rising southern epicentre of Auckland’s regional growth.

The mostly bare, flat land with a single dwelling neighbours an expanse of new housing, including townhouses immediately adjacent to the site. It sits within a now predominantly rural Drury-Ōpaheke area whose population is projected by city planners to soar from 4,000 to over 60,000 in 30 years, requiring 22,000 new homes.

The more than 3.9-hectare freehold property is being offered to buyers by way of a mortgagee sale, through Bayleys Real Estate.

The Burberry Road site’s proximity to the new Ngākōroa School, local reserves, and the emerging Drury West town centre makes it well-suited to residential urban development, with zoning enabling a mix of intensive housing types, according to Wesley Gerber, Land Development Sales Director for Bayleys.

“Underlying the full extent of the opportunity is demand for new housing driven by the unprecedented growth of this area’s population.

“Drury and its surroundings are rapidly morphing and expanding into a key southern regional hub under Auckland Council’s long-term growth strategy. Large-scale supporting infrastructure is in the pipeline, including new motorway interchanges, future rail links, stormwater and wastewater networks, and substantial investment in retail and community facilities.

“Together, these factors position Drury as a key metropolitan hub with strong demand drivers and long-term growth potential,” Gerber said.

The landholding at 30 Burberry Road, Drury, Auckland, is being marketed for sale by Gerber, along with Bayleys colleague Roman van Uden.

The property will be sold via a mortgagee tender closing on Thursday 30 October, unless it is sold or withdrawn earlier.

Gerber said a position in the Drury 1 precinct, zoned Residential – Mixed Housing Urban under the Auckland Unitary Plan, provided flexibility to deliver a master-planned mix of housing. This could include standalone dwellings, townhouses and apartments up to three storeys.

“The relatively intensive zoning seeks to increase the capacity and choice of housing within neighbourhoods while promoting walkable neighbourhoods, fostering a sense of community, and increasing the vitality of centres.

“Developers will be able to create a well-balanced project with a variety of housing types catering to diverse residents’ needs,” Gerber said.

Van Uden said the Drury 1 precinct was a priority growth node identified by city planners to accommodate intensive housing and future employment, anchored by the planned Drury Metropolitan Centre and transport upgrades.

“The land for sale is therefore strategically positioned in one of Auckland’s fastest-emerging growth centres, surrounded by established developments and potential infrastructure connections.

“Precinct rules enable intensive residential projects with subdivision and affordable housing provisions. Developers are allowed to stage projects in line with transport and service upgrades. This offers the advantage of reducing upfront risk and enabling long-term growth capture,” said van Uden.

Backed by over $2.3 billion in planned infrastructure investment, the area’s growth would transform it into one of Auckland’s most in-demand commercial, residential and industrial hubs in the coming years, he said.

“Rising property demand will be supported by nearby employment hotspots such as the Drury South Crossing industrial hub,” van Uden said.

The Burberry Road site is within a three-minute drive of the Drury motorway interchange, supporting easy travel north to Auckland and south to Waikato, and it is well connected to Karaka and Pukekohe via State Highway 22. Bus services are available on nearby Great South Road, and a proposed and funded new Ngākōroa train station will be within walking distance.
