Coromandel subdivision site ready for development

A consented Coromandel subdivision site is primed for development, with improved Auckland connections expected to support future growth.

6.8689-hectare site near Coromandel town centre

The sizeable subdividable block being marketed for sale straddles Coromandel township’s existing urban boundary, and the base of the Coromandel Range.

Comprising approximately 6.8689 hectares, the property is within easy walking distance of Coromandel’s central business district and community amenities – where the town’s retailers, hospitality businesses, and accommodation providers are all eagerly anticipating the re-introduction of Auckland marine tourism operator Explore Group’s Auckland–Coromandel ferry service.

Initially, running Friday to Monday, daily service timetable will subsequently increase the frequency of ferry operations between the end of November through until Easter.

Auckland ferry connection supports town growth

Explore Group’s reinvigorated Auckland to Coromandel ferry timetable reinstates the connection after a three-year absence. The economic activity expected to grow in and around Coromandel as a result of the reinstated service is forecast to have a positive flow-on effect for the town’s resident population – with those in the property sector saying new homes need to be built to sustain that growth.

Consented residential site offered by tender

With the potential ability to eventually deliver dozens of new dwellings, the freehold 6.8689-hectare block in Albert Street, Coromandel, is being marketed for sale by tender through Bayleys, with the tender closing on December 9.

New homes could help ease local housing pressure

Salesperson Josh Smith says Coromandel township’s popularity as a coastal holiday home destination over the past decade has seen a noticeable proportion of the existing town’s housing stock transfer from permanent owner-occupation over to holiday home or short-term let formats.

“As a result, for many workers in Coromandel town, owner-occupier accommodation has often been hard to secure. The new residential subdivision land in Albert Street will certainly go quite some way to alleviating that pressure for those looking to secure a new-build home close to town,” says Smith.

Site offers varied sea, town and bush outlooks

Any new owner of the cul-de-sac address could quickly move to developing the property and creating multiple building site options delivering a raft of various sea, town, or bush outlooks.

Council recognised for building consent performance

Smith notes Thames-Coromandel District Council is amongst the leading territorial authorities in New Zealand for its support of construction within its townships. Earlier this year, the council’s delivery of a high standard of building regulatory performance was officially acknowledged through an assessment by International Accreditation New Zealand (IANZ).

The biennial audit confirmed that the council’s building control unit continued to meet all accreditation requirements – subsequently retaining its ‘Extra Low Risk’ status as a building consent authority. Thames-Coromandel District is the only territorial authority in New Zealand to hold this rating.

Developer sought to advance the subdivision

Bayleys Coromandel director Shaun Paterson says: “The green lights are all go for maximising the benefits from this opportunity in Coromandel township, all it needs is a developer with the vision and experience to take this subdivision to its next stage.”
