Coastal sanctuary placed on the market

A coastal landholding of exceptional scale and privacy, overlooking one of New Zealand’s most pristine beaches, is now available for sale.

Stretching across some 103.1973 hectares (more or less), the north-facing property at Otama Beach occupies a private position on the peninsula’s eastern coastline, around 14 kilometres east of Matarangi and 19 kilometres north of Whitianga.

Otama Beach is recognised for its pristine natural environment and limited development, with only around 20 dwellings scattered along its two-kilometre stretch of protected coastline - meaning its two-kilometre-long beach truly is a little-known natural ‘gem’.

The area supports native sand dune ecosystems and is home to rare coastal flora and fauna, including nesting sites for the New Zealand dotterel.

The sand at Otama Beach is so pure that it ‘squeaks’ when walked on, while the waves are perfect for swimming, or surfing when the right swell kicks in. The beach is often used as a location for wedding ceremonies for couples seeking a remote and romantic backdrop before holding more formal receptions at any of the nearby bigger towns.

The property for sale, known as Black Jacks, offers uninterrupted coastal views across sand dunes and native vegetation, extending to Great Barrier Island on the horizon.

Zoned for lifestyle use under the Thames-Coromandel District Plan, the Black Jacks site features predominantly gentle contours with elevated sections providing outlook and shelter.

The property at 550 Black Jack Road is being marketed for sale by tender through Bayleys Whitianga, closing Friday 12th December (unless sold prior).

Bayleys Whitianga salesperson Josh Smith says the scale and location of Black Jacks allows for a range of future options.

“Subject to the relevant consents, Black Jacks could support a variety of recreational or tourism-based ventures such as a boutique lodge, wellness retreat, golf course, private airstrip or outdoor recreation facility,” says Smith.

Just a 20-minute helicopter flight from Auckland, the elongated Otama Beach block contains at least two easily visible building platforms, which would both deliver incredible sea views over the pasture below, Smith says. In its current format, the land contains a couple of hay barns, but no residential buildings.

However, Smith says the property may appeal to high-net-worth individuals or family groups seeking a private coastal escape or legacy holding.

“Of course, it could simply be developed to comprise just one single high-end residence to capture the full beauty of the Otama coastline while maintaining the quiet exclusivity the area is known for. A new owner with an environmental leaning may also look at planting glades of native trees to create a truly special eco vibe at this very special seaside paradise.”

“In fact, most of the properties along Opito Bay and Otama Beach have been in the same families for decades. That’s one of the main factors which make properties in these locations so rare to find coming up for sale.”

Kayaks and dinghies can be easily and safely launched directly in front of the farm block, while Black Jack Road, which runs through the property’s eastern edge, connects Otama Beach with Opito Bay just a few kilometres away, giving the location easy access to Opito Bay to launch bigger sailing or motorised vessels.

“Sitting at the tip of Kuaotunu Peninsula, after launching at Opito Bay it’s a very simple sail around the headland to Otama Beach, which makes it easy to pick up the ‘crew’ from the shoreline,” said Smith.
